Romain Philipps, MRICS Associate Director, CBRE
How would you describe the future Green Village district?
It’s a contemporary project that takes into account all the criteria necessary for sustainability and the well-being of future users.
Stockholm, one of the buildings in the project, offers a unique range of workspaces for sale. This offer is rare in the Geneva market. As a promoter, does your approach to potential buyers differ from that of the office rental market?
The commercial property market in Geneva offers very few opportunities to acquire modern office space in individual plots (offices by floor), as it is characterised by the predominance of rented properties and therefore rental opportunities. The majority of those interested in purchasing individual parcels follow the same logic as clients in the rental market, i.e. to occupy the space directly. As a result, our marketing approach is aimed primarily at tenants.
What are the key points of the project that attract the attention of the prospective buyers you are in contact with?
The key points remain the ESG criteria, which are perfectly met by the Green Village district and the Stockholm building, as well as the advantages of buying rather than renting.
You are working on other projects in the market. What makes Stockholm different?
The two main benefits to an organisation of acquiring are:
– A significant reduction in the cost of premises (interest, if financed, is lower than the rent).
-Better strategic and financial control (no fluctuating rents, no risk of the landlord terminating the lease, etc.).
What are the advantages of buying office space over renting?
Green Village and the Stockholm building represent a truly innovative project in Geneva in terms of construction and operation of buildings from an environmental point of view. As a promoter, it’s a real advantage to be able to demonstrate the exclusivity of this project through the commitments made by the owners.
Green Village is Geneva’s first sustainable district. It has been awarded the One Planet Living® (OPL) label, which promotes sustainable neighbourhoods in accordance with the OPL principles of Bioregional and WWF International. What does this strong commitment to sustainability mean to you as a developer? Stockholm stands out for:
- Its dual energy label
- Low embodied energy materials and high-quality finishes
- Its programme of tailor-made support for the fit-out of premises according to the customer’s needs
- A neighbourhood with a strong commitment to sustainability, with all the necessary amenities and a mix of residential and professional users (private individuals and international organisations)
- Its connection to the future tramway line 15, which will link the Quartier des Nations directly to Geneva’s hyper-centre.
- If you had to describe the Stockholm building in a few words, what would they be?
A rare opportunity to acquire high quality modular offices, delivered and fitted out in a prestigious building with state-of-the-art energy and environmental technology.
